We are Members of the PRS - Property Redress Scheme – and data protection – We are accredited Landlords with Hull City Council and also members of the Humber Landlords Association.
All of the services above are covered by an initial fee of £50 per room/property you wish us to market for you followed by £145 once a suitable tenant has been found and paid their rent – No VAT applicable.
2Property assessment & consultation
There are many factors to consider when buying a property for Investment, e.g. Does the property need licencing? Is it in an Article 4 area? Is it an HiMO? what room sizes are required? What amenities are needed? What fire regulations need to be adhered to? Such as Gas checks, Electrical checks, EPC ratings and provision of certificates.
We will assist and guide you through the above and in helping you make your property legally compliant.
Then there is the financial aspect of what can be done to increase rents and improve the value of Your property, e.g. changing the layout, alerts regarding any pending maintenance issues.
For providing our report and recommendations on all of the above we have a one off charge of £295 No VAT – plus the cost of any certificates supplied.
3Improvements and Maintenance Service
If and when required we have a complete team of tradesmen on hand to take care of your property needs, e.g.
- Carpet fitters
- Wifi maintenance
- Washer repairs
- Full maintenance and repair service

So we can be on call when needed to give you peace of mind – If you want to use someone else then no problem ! We are on the Spot and Happy to help.
Also following our report you may want to make some structural alterations or improvements, in which case, we can supply tradesmen and project manage this on your behalf – please see our case studies on this site !
Having had properties in HULL for over 35 years ourselves, we are very mindful of how important it is to keep your costs down to an absolute minimum – and will try to only incur costs on your behalf if it will provide a greater return or saving.
In addition we will try to save you needless costs and ongoing management fees.
Should you prefer a full traditional management service then we can provide this service for you also.
